Staying fit and remaining physically active both intertwine with good health. There are other key factors such as nutrition and lifestyle which also play undeniable roles in the constitution of good health. More so than in any developed nation, there are many people all over the US that suffer tremendously related to health and fitness. Factors such as poor nutrition, lack of exercise and poor lifestyle choices are all elements that play cataclysmic roles in poor health. With a vast majority of us living on-the-go lifestyles, it is no wonder that only a minute few still find the time to remain physically active and even remotely immersed in health and fitness. Life in the western world can be very hectic. This has left many opting to eat fast foods out of convenience, “saving” them time and effort. Many do not even read the nutritional information on food packaging and this tends to lead to excess sugar, salt and unnatural chemicals being consumed in many diets. What is more, technological advancements have made some tasks seem effortless. So for the vast majority of people, physical work or activity has now become somewhat of a rarity. What many people do not understand is that health conditions such as heart disease, Type 2 diabetes, bowel, colon and other cancers, and many more diseases can all be eradicated if not greatly reduced with sufficient exercise and good nutrition – essentially, investing in fitness and health. If you want to live a healthier lifestyle, the following is a list of quick and easy tips you can begin to use.First, examine your diet: Read food packaging to find out what you’re feeding your body, many health deficiencies are caused by unbalanced diets. The following is a rough guide.Carbohydrates are the body’s own form of gasoline so to speak. Just as a vehicle needs fuel to embark on a journey, so does the human body need fuel to move. There are so many healthy food alternatives in which one can obtain energy (carbohydrates) from. Brown rice is a great source of carbohydrates and unlike white rice; brown rice contains vitamins and iron. Many whole grain foods are great sources of carbohydrates (and fiber – which helps you stay full and regulates digestion). A person who is active and exercising should consume about 60% carbohydrates.Protein is essential for the growth of cells and also for tissue repair. It is indeed imperative that you include sufficient amounts of protein into your diet. Eggs, and oily fish like sardines are great sources of protein (oily fish also tend to be good sources of omega 3 fatty acids). One of the many health benefits of omega 3 is a reduction in blood pressure and cholesterol levels. Protein should make up about 20% of an active person’s diet.Fats. What do these have to do with health and fitness? Fats are not the enemy. They are also a necessary part of a balanced diet. They act as a reserve of energy. Fats also protect body organs. One of the ways to obtain healthy fats can be through using extra virgin olive oil, using this oil to make meals or as a salad dressing has many health benefits. One health benefit is that olive oil can help reduce blood pressure. Just remember to stick with healthy fats that can be found in foods like avocados. Fats (unsaturated) should be about 20% of your diet too.Secondly, remaining active is essential for good health: Taking gradual but progressive steps is imperative. If you’re inactive, try taking longer or brisk walks, or if you’re ahead of the curve and want to have the support of a professional try attending a local fitness facility. Remember to always consult your physician before taking on any strenuous activity. The final step now is just to start on your journey towards better health and fitness.
Owning investment real estate is a great option for those looking to make a longterm commitment as opposed as a shortterm speculation. The management of such investment should always be trusted to professionals who are dedicated and committed to the industry and know how to deal with complex situations that are otherwise commonly ignored by inexperienced landlords. It is of the utmost importance that property owners know how to select and interview the property management company that best seems to specialize in the kind of investment that they are looking to have managed. If you are unsure what to ask your potential property manager before you sign a long term agreement with them, here are some questions that you can use as a guideline.1. What kind of property management experience do you have? You need to know for how long they have managed property and whether they have enough back up from the rest of their group.2. How many properties do you currently manage? Hiring a property manager that handles several thousand units could be somewhat risky as your property might end up lost in an ocean of other properties.3. How often do you inspect occupied and vacant units? It is important to know the frequency of inspections in occupied units. The reasons why you need to know this information is because you need to be assured that there will be a comprehensive assessment of potential damage to occupied units that has been caused by tenants. You also need to know the frequency of inspection though vacant units to prevent any potential risk of fire or other casualties. Trust me, I have seen fires occur in vacant units.4. What do you do with the information obtained from unit inspections? This is particularly important to ask because you need to make sure that the property management company has policies in place regarding the payment of damages to units caused by tenants or their guest. It would be of no benefit at all if they just report to you that all units were inspected, if they do not not have an aggressive plan of action based on unit inspections.5. How important is preventative maintenance to you and how is this handled by your company? Extensive and costly deterioration can occur to properties if there isn’t a preventative maintenance plan in place. Your property manager should keep a preventative maintenance log showing all items inspected and addressed as well as the signature of the maintenance supervisor acknowledging completion of all required tasks.6. How do you handle ongoing/daily maintenance? You need to know whether one or more dedicated maintenance technicians will be assigned to your property (based on the size of the property and number of units). It is also important to know the level of engagement of the maintenance supervisor (if any) and his role in ensuring that all maintenance issues are being addressed.7. After hours emergency handling. Have the property manager explain their process for handling after hours emergencies such as water leaks, fire or any other casualties. Ask whether there is an after hours phone number which tenants would have access to.8. Tenant Selection Plan. You need to know if the property manager has a Tenant Selection Plan that can be customized for your property. The TSP will help define the requirements that potential tenants would have to fulfill prior to renting a unit to them. You might also be want to be involved in the development of the rental criteria to ensure that only applicant who meet your requirements are approved. Keep in mind that you as well as your property manager are required to observe and conduct business based on Fair Housing Law. Your property manager should be absolutely familiar with what terms to use and which ones avoid when advertising your vacant units and when interviewing applicants.9. Transparency. How can I have access to review accounts payables, delinquency reports, collections, etc. You as the property owner should define the frequency and types of reports that your property manager should make available to you.10. Property Market Analysis. Does your management team shop comparable properties to keep up to date with local occupancy rates, average rent rates, amenities offered, specials, etc.? Please be aware that not all property management companies provide this service.11. What is your area of specialty? It is important to keep in mind that there are several specialties within the property management industry. If you own commercial property, you should probably stay away from property managers that have experience managing only multifamily or condo properties. The most common areas of specialty in property management are: Single Family, Multifamily, Condo Associations, Cooperatives, Retail, Medical, Commercial and Industrial.Management companies that specialize in the management of distressed and difficult-to-manage properties are usually capable of handling a broader spectrum of assets and engagement types, such as REO, Receiverships, and disputed assets.Retaining the right property manager can enhance the value of your investment property while making your life easier as you don’t have to deal with the headaches that this activity often represents. If you have plans to expand your real estate investment portfolio it is definitely worth having a strong property management company on your side.

When we left off last time the countertops had been templated, the trim was freshly painted and the hardware had been ordered. The hardware took about 1 week to arrive. We chose the Menlo Park 4″ pull from Schlub in chrome because I think the pull has the perfect mix of square and some rounded elements that make it a great transitional hardware option. We went with all pulls for the drawers and doors since the knob option in that line weren’t our favorite.

The electoral is being relocated for the new lights. There are some drywall and painting touch ups to do and plumbing fixtures to be hooked up. Plus adding all the finishing touches ???? All those little things like towel hooks, curtain rod, and accessories will bring this whole thing together.
It’s been too long since I’ve updated and even longer since this work has been started. This is me sharing remodel updates, mostly for myself (but also for my nagging family members). I’m sharing photos of the progress that has been made while also document the craziness that has gone on. This is just the beginning of the remodel.
Prior to moving in I had 3-4 weeks where my apartment lease overlapped with the possession of my townhome. This allowed me, with the amazing help of my family, to paint, tear-out carpet and somewhat put back together the upstairs portion of my place so that I could have a clean room to put a bed. At least one that wasn’t completely torn apart. One area that felt more livable that the rest. If you haven’t seen or don’t remember these are the before photos from when I took possession. To list it out here are the main things that I was tacking during those week prior to me moving in.
Phase 1 Remodel Projects
ripping out baseboard, carpet and tack strips upstairs and preparing for new hard surface flooring. (this flooring will go throughout minus the stairs and bathrooms/laundry)
installing flooring upstairs (one of my installers did this)
mostly gutting the master bathroom
installing a new tub and rough in plumbing for the master and powder bath
ordering and installing a rift white oak vanity for the master
Painting (and priming where needed) the ceilings and walls of the bedrooms. Caulking and painting the crown molding in the master
replacing and upgrading the baseboard heater in the master and patch the drywall
painting the hallway and down through the stairwell
adding skirt board to the stairs
installing new carpet and pad on the stairs (my carpet installer from work did this)
removing upper cabinets on the fridge side in the kitchen
partially demoing the wall diving the kitchen (prepare to move switches, outlets, heater and thermostat)
removing drywall on wall next to bar in dining area
painting the downstairs powder bath and removing vanity to prepare for a new floating vanity
Those were the main projects that took place and then I moved in the day after Thanksgiving. Getting rid of the original, nasty cat carpet and new flooring made a huge difference to the upstairs. Also neutralizing and lightening the paint made things feel so much more fresh. I still have no baseboards but I’ll get on that one day! For now here are some photos that I snapped along the way.
It’s been a while since been posting on here but I have some new updates and projects that I have been working on. Last summer into fall I was house hunting while knowing the lease on my apartment would be expiring end of the 2019. It felt a little crazy but was a fun process for me. After a bunch of searching I found and closed on a new home!
I was lucky enough to have a few weeks of overlap with my apartment (I ended up moving out 1 month early) so I was able to get started on projects and updates prior to moving in. I’ll share more about those in the coming weeks (there are still so many unfinished things!) but for now I think it’s best to start with some before photos. Also, follow along on Instagram where I post current project updates more often. The pictures show it in the state I bought it in. It’s a great first place to me and was functional as-is but as you might expect I’m here to make things my own by doing updates that I will enjoy while living here and that will also add value and functionality to the space down the line when I sell… or maybe even keep it as a rental. My dog, Nova, has been enjoying the space as well ???? There are a couple of things to miss about my Bothell apartment but I am very ready to have my own place and space.
In 2017 the guest bathroom was remodeled. You can see more photos and read about that here. Almost everything came out and all new things went back in.
